Project overview


Connect is working in partnership with Calder Valley Community Land Trust and the Todmorden Town Deal to build an exciting new mixed-used development in Todmorden in the upper Calder Valley.

The new homes will be available to rent by people with a link to the Todmorden local area at below-market rents on secure tenancies. There will be a mixture of two bedroom houses and apartments, including some specifically for wheelchair users.

The properties will meet Passive House Institute Low Energy Building standards, helping tenants to be warm and comfortable, and at the same time reducing their impact on the environment.

We will aim to update this page regularly with news and information relating to the development as it progresses. Hopefully you will find the answers to any questions you may have somewhere on this page.

Timeline of works

Internal works are continuing to progress well across all blocks.

The kitchens have now been installed in Plots 1 - 7 and the electrical work inside the apartments has been completed.

Electrical work to the remaining plots is ongoing. Kitchen installations for these plots are planned to start in early April. The remaining mechanical works - such as heating and plumbing connections - are also expected to be completed this month once the vinyl flooring has been finished.

Internal boarding and plastering works are now fully complete across all plots, marking a significant milestone in the internal programme. Following on from this, the decorating contractor has commenced mist coating, with approximately 85% of plots now having received their initial mist coat application.

Second fix joinery is due to start shortly. The Contractor’s primary focus over the coming weeks is to drive progress on all second fix activities. This will include second fix electrical works (such as fitting sockets, switches, light fittings, and consumer units) and second fix plumbing (including sanitaryware installation, radiators, and final connections).

We await a date for utility connections to the site.

 

Blocks A & B are now boarded, plastered and skimmed, with the rest of the blocks soon to follow.

Once the weather permits, the roofers will return to complete their works and the plasterers can continue.

We aim for viewings to commence in April/May, with the first residents moving in towards the end of spring.

The roofs are now on and windows in. Insulation has been installed and the first air-tightness tests completed, which is important to achieve the PassivHaus standards.

The internal fit outs of the properties have begun.

The homes remain on schedule to be finished in the first half of 2026.

Work has officially commenced!

Contracts were signed with PLP - the builder for the scheme.

The leases and section 106 agreement were signed, and CVCLT and Connect now have control of the site.

Planning Permission was granted by Calderdale Council

A public consultation was held at the nearby Fielden Hall, following which some significant design changes were made in response to the comments made, including removing the secondary vehicle access from Harehill Road, and moving the location of the bin store.

Questions and answers

We are a charitable housing association, with our head office in Kirklees, providing homes and support services across West Yorkshire.

We are a Registered Provider of Social Housing, and as such our work is overseen by the official Regulator of Social Housing.  The company’s origins date back almost 50 years, and we now employ around 200 staff and have an annual turnover in excess of £20 million.  

As a community benefit society we are here to serve the interests of our local communities. We operate on a not-for-profit basis, and all our income is re-invested in improving our homes and services, and building new homes for local people.   

We have a strong purpose to tackle inequality and create opportunities for fulfilled, healthy lives. This starts with a good home in a neighbourly community. We take pride in the services we provide for our residents and service users, and we aim to become part of the community where we build new homes. 

We provide 3400 homes across West Yorkshire for lots of different types of households.  Most of the homes we provide are for low-cost rent, mainly for families and older people. We also have some properties which are designated for specific groups of people with additional support needs, including people with disabilities, people who have been homeless or victims of domestic abuse.

The tenants who will live in the new homes will have links to the local area, as part of the commitment given by both Connect and Calder Valley CLT. Further details of the eligibility criteria will be published in the coming months.

The people who will live in the new homes may be family members of people you already know. People who grew up in the locality, but had to move away because they could not afford to stay. People who might still be living with parents because they currently have no other option. People who can’t put down roots because their housing situation is precarious.

The people who move in to these new homes may work in local shops and services, may care for older people in the town, and their children may go to the local school. Social housing helps to sustain local communities.

Connect and Calder Valley CLT will advertise extensively in the area for all lettings. Local connection will need to be evidenced by applicants, and applications will most likely have to be submitted through Calderdale Council's housing register system, now called B-with-Us.co.uk

The homes will be for rent and not for sale. Tenants who meet strict occupancy criteria may be able to exercise the Right to Acquire or Right to Shared Ownership in due course, for which a modest discount against the market value of the property may be available (subject to status).

All of these properties will be advertised on the choice-based lettings system for Calderdale, B-With-Us, in the first instance.

We usually advertise around six to seven weeks prior to the completion date.

In the first instance you should register with B-With-Us so you are able to apply when they are advertised. We will allocate in the priority order you are allocated as a result of your registration.
