Communal Area
If you live in a flat or certain types of houses you may pay a service charge to cover the costs of providing services to communal areas.


Not everyone will receive the same service – it depends on what is included on your estate. 

You may receive the following:

  • Communal gardening – once a fortnight in summer and once a month in winter.
  • Communal area cleaning – once a week for large schemes, once a fortnight for small schemes.
  • Window cleaning – once every 2 months.
  • Fire alarm and equipment servicing – at least once per year.
  • Care-line monitoring – 24 hour service.
  • Lift servicing – once a year.

In addition, there may be the costs of communal heat and light, laundry equipment, door entry systems, community rooms, the cost of replacing communal flooring etc.

No matter what communal space you share, to keep your estate safe and looking neat and tidy, please:

  • put rubbish in bins
  • don’t store any goods in communal corridors
  • don’t obstruct the corridors, staircases, lifts, fire doors or fire-fighting equipment or cause a fire hazard.

Fire Safety in Communal Areas Policy

A new policy has been prepared for Connect's tenants and residents with regard to fire safety in shared hallways, staircases and landings. Gardening Safety Guide

The use of proper equipment and clothing is absolutely essential when carrying out garden maintenance and landscaping work, so we have devised some helpful guidance in conjunction with a utility supplier to help ensure that tenants operate power tools correctly and stay safe while maintaining their gardens. Follow this link to read the Gardening Safety Guide.

Tree Management Policy

This policy details Connect's responsibility with regard to the many trees on our schemes, both within common areas and individual gardens, and what actions we take to look after them.
