Response to Enquiries

We will respond to leaseholder enquiries about any leasehold matter within 10
working days in a way that is clear and easy to understand.

Provision of information

We will provide all new leaseholders with a Leaseholder Handbook within 28 days of
receiving notice that they have acquired a leasehold interest.

We will provide regular information and updates for leaseholders through the publication “Get Connected” and through the Connect Housing Association website

Responding to requests where Landlord permission is required

We will provide a written response to requests for permission to make structural alterations, to sublet the property and any other issue where the Landlord has discretion under the terms of the lease, within 20 working days of receipt of full information.

Repairs and Maintenance

We will maintain the structure and exterior of leasehold properties in accordance with its obligations contained in each individual lease.


We will consult with leaseholders before carrying out major works, where the cost exceeds £250.00 per leaseholder in accordance with its statutory obligations as set out in Section 20 of the Landlord and Tenant Act 1985.


We will respond to applications to assign leasehold interests promptly and at least within the timescales required by each individual lease.

Breaches of lease

We will make a prompt response to all notifications that a breach of a lease has taken place. Any response will be proportionate and in accordance with the terms of the lease and the provisions of its Leasehold Management Policy.
